Rental Policy

1.General: Prior to booking confirmation, rates are subject to change without notice. Room rates exclude current 4.17% Hawaii State General Excise Tax and 9.25% Hawaii Transient Accommodations Tax. Current taxes will be added to the total charges. A minimum stay of five days is required at all times. 

2.Payments:
a) For all non-holiday reservations of 14 nights or less, a reservation deposit of $300 will be charged to the credit card.  Sixty days prior to arrival, the balance due will be charged to the credit card on file.
b) For all reservations falling over a major holiday, during the Ironman, or for stays in excess of 14 nights a  deposit of at least $600 is required. Ninety days prior to arrival, the balance will be charged to the credit card on file.

3.Cancellations:
a) For all non-holiday reservations of 14 nights or less, cancellations made more than 60 days prior to arrival incur a $300 fee.  Cancellations or changes made less than 60 days prior to the arrival date, for any reason, incur a fee equal to full payment for the entire stay. 
b) For reservations falling over a holiday, during the ironman or for stays in excess of 14 nights (‘Holiday/Long Stay Reservations)’, a $600 cancellation fee applies if cancellation is made more than 90 days prior to arrival.  For cancellation or changes made between 60 and 90 days prior to arrival, a cancelation fee equal to 50% of the total reservation cost  will apply.  For cancellations or changes made less than 60 days prior to arrival date, for any reason, incur a fee equal to full payment for the entire stay.
c) FOR ALL RESERVATIONS, refunds will not be made for early departures.   

4.Check-in and Check-out: Check-in time is 4:00 P.M. and Check-Out is 10:30AM. Early or late arrivals/departures, without prior written agreement, will incur additional charges (typically an additional night).  Guest who fail to check out per their reservation schedule may be charged for additional nights in addition to the possible costs of re-accommodating arriving guests.  We strongly encourage guests to book an additional night if a late check out is required, discounts are often available if booked in advance.

5.Occupancy: Occupancy is strictly limited to 4 adults and 1 child (10 and under).  Should more than four adults and one child occupy the unit without written approval, additional nightly fees may be assessed. The minimum fee is $150 per person/per night.  Please note that #2701 has two king beds and one pull out sofa; #3503 has one king bed and one pull out sofa and #1503 has two king beds, 2 twin beds, and one full bed.  Unfortunately we are not able to provide roll away beds, air mattresses or cribs.

6.No Smoking: This is a NON SMOKING unit. Guests who smoke in the unit, or who allow smoking by others will be charged a minimum $300 deodorizing and cleaning fee to their credit card, up to the actual cleaning charges incurred.

7.Pet Policy: Pets are not permitted at Kanaloa Resort.

8.Inclusive fees: The departure cleaning fee of $149 includes a one-time linen, towel setup and amenity fee. Depending on use and length of stay, guests may find it necessary to purchase additional supplies. There is no daily maid service.

9.Breeze Cooling: The unit is cooled by ceiling fans and ocean breezes.  Due to the very high cost of electricity on the island, central a/c is available at an additional charge of $25 per day. Please be considerate of the environment and close all doors and windows while operating the air conditioning.

10.        Resort Safety:  Kanaloa Resort has no life guards on duty either at the pools or at the ocean.  Access to the ocean is unimproved and the surf may be strong and unpredictable. These hazards may present additional risks to children.  Guests who chose to access or swim in the ocean or resort pools do so entirely at their own risk.

11.Loss/Damage: Guests are solely responsible for their lost or damaged personal items.

12.Damage Deposit- Typically we do not require a damage deposit.  However,  a valid credit card must be on file at all times.  We strongly recommend the purchase of accidental damage protection which costs between $49 and $89 for up to $5,000 in coverage.  For full information, including important exclusions and limitations, please visit http://www.propertydamageprotection.com.  Please note that many events are not covered by property damage protection (including smoke damage from smoking cigarettes in the unit). Notwithstanding anything to the contrary herein, renters are financially responsible for all damage and excessive wear they may cause.

A $300 credit card authorization is required but will be removed within (14) days of departure, provided there is no damage or excessive wear to the unit or its contents.  An additional cleaning fee may be assessed if the condo is left particularly dirty or if an excessive amount of linens are left unwashed (it takes a very long time to clean the unit as there is only one washer and one dryer).  Cleaning fees are currently $35/hour, with a $149 per visit minimum.  A person who negligently or intentionally causes damage to the unit or its contents or to the resort common areas shall be liable for all damages sustained, including the possible loss of revenue while the damage is being repaired. Charges for damage and/or additional cleaning may be made to the credit card on file.

13.Hurricane and Severe Storm Policy: No refunds will be given unless The National Weather Service orders mandatory evacuation for a "Tropical Storm/Hurricane Warning area" for the dates of the reservation and provided the unit is located within the evacuation area. 14. In the event Owner must cancel a reservation for any reason, then all monies paid by Tenant shall be refunded in full and Owner shall have no further obligation to Tenant.    In addition, in the event a Tenant does not make payment (s) within 5 days of any payment due date,  then Owner may cancel Tenant’s reservation without further obligation to Tenant.

16.Written Exceptions: Any exceptions to the above mentioned policies must be approved in writing.
